Which Rules Apply to a French Drain?

The National Construction Code (NCC) applies its subsoil drainage rules wherever a drain carries water in the soil away from footings, basements or retaining walls. NCC 2022 is the edition in force in NSW until NCC 2025 starts on 1 May 2027. The City of Sydney allows only a licensed plumber to inspect or maintain drainage. French Drain Jobs Across Sydney

French drains suit the common trouble spots around a home, from a damp basement wall to water pooling at the footings:

  • Next to Basement Walls

    A basement wall takes the brunt of water moving through the soil. The NCC lists basement walls among the typical subsoil drain locations. Too much moisture or sideways pressure can harm the building or spoil its use. The drain sits where it picks that water up.

  • Beside House Footings

    When a house rests on deep footings, the NCC lists deep footings among the typical locations for a subsoil drain. Digging for the drain stays inside the area the NCC marks as safe for excavation. Deeper digging needs protection measures set by appropriately qualified persons.

  • Surface or Soil Water

    Grading the ground suits some yards where a subsoil drain isn't needed. The NCC sets separate requirements for surface water, water in the soil and water from roof areas. Beside a slab-on-ground house, the NCC requires the ground outside to fall at least 50 mm over the first 1 m. Shaping that fall often sorts out surface water.     Clay soil calls for care before any drain goes in. The NCC warns that a drain on clay can shift the soil's long-term moisture and harm the footings, by drawing water out or, in some cases, letting water in. A drain goes in only where nothing else deals with the subsoil water. Some sites need test digs, field observations and soil tests first, so the design starts from what the ground shows.

  • When a sloping block has been cut and filled, the NCC notes subsoil drains usually go on the site's uphill side. Mosman Council's stormwater policy warns that badly planned drainage within a lot can flood or seep into the properties below. The council adopted that policy on 3 December 2024. A planned outlet for the water keeps it off the neighbours downhill. Soakage and dispersal isn't good enough as the main drainage across most of Mosman, according to Mosman Council. An absorption trench is one form of soakage. That rating applies where a block falls away from the street. A gravity-fed drain can join the property's own drainage.
